New Jersey’s combined property tax relief application

The PAS-1 is New Jersey’s combined property tax relief application. It allows seniors and disabled residents to apply for three major relief initiatives at once: Stay NJ, Senior Freeze, and ANCHOR. The application deadline is November 2, 2026, and can be submitted online or by mail.

Income Eligibility Limits

  • Stay NJ: Homeowners must have incomes of $500,000 or less.
  • Senior Freeze: Income must have been $168,268 or less in 2024 and $172,475 or less in 2025.
  • ANCHOR: Maximum income is $250,000 for homeowners and $150,000 for tenants. 

2026 Benefit Distribution Schedule

While you can—and should—apply now, benefit payouts are distributed on the state’s standard annual schedule: 

  • Senior Freeze: Distributions begin in July 2026.
  • ANCHOR: Distributions begin in September 2026.
  • Stay NJ: Payments are scheduled to begin in early 2027.
